What is a Plot Plan/ Site Plan?

This is a plan that indicates the present or intended (proposed) use of a plot of land. It also includes information such as but not limited to the positions of roads, structures, utilities and other important information such as a septic system, fencing, walls and gates.

Do I need a Plot Plan/ Site Plan?

A plot plan /site plan is necessary if one plans to carry out new construction, where it would show the placement of the new building in relation to everything else that exists on site, or for additions/renovations to see relative placement ensuring that one abides by planning regulations and to acquire a more accurate quote from a contractor. Aside from engineering or architectural works, a plot plan can be incorporated in event planning or landscaping.

Is a site plan only for new construction?

No its not. You should keep in mind that all additions or extensions do not occur in a vacuum. All modifications to one’s property should be related to each other and a site plan/plot plan is needed to show their relative positions and to ensure that you abide by planning regulations.
